Why gutters fail on Dublin houses
Most gutters on Dublin homes are uPVC fitted in the 1980s and 1990s, and the plastic is now tired: joints shrink, rubber seals harden, brackets go brittle and snap, and runs sag until water pools between fixings instead of reaching the downpipe. On the terraces and older semis in Clontarf, Drumcondra and Rathgar there is still cast iron, which is strong but rusts through at the joints once the paint fails. Add moss and tile grit and a heavy shower, and the gutter overflows down the wall. Left alone that means green staining, rotten fascia boards, damp plaster inside and, on older houses, wet joist ends.
What we do
A repair is exactly that: we re-seal or replace the joint that is leaking, fit new brackets where they have failed and re-set the run to a proper fall so the water actually reaches the outlet. A replacement means the old gutters and downpipes come down, the fascia is checked, and a new uPVC system, half-round or deep-flow for roofs that shed a lot of water, is fixed with brackets at close centres and a fall towards each downpipe. Downpipes are connected properly to the gully rather than left splashing at the shoe. On period houses we assess cast iron for repair first, because replacing it is not always the right answer.
What affects the price
Every gutter job is priced after a free check. What moves it:
- Repair or replacement: re-sealing a joint or fitting a few brackets is a short visit; replacing every run is a day with new materials, always quoted separately.
- Length of run and downpipes: a detached house has roughly twice the guttering of a mid-terrace, and every downpipe means more brackets, bends and a gully connection.
- Access: most gutter work is done from ladders; a three-storey house or a run over a conservatory may need a tower, priced separately.
