Why attic insulation matters in a Dublin house
Heat rises, and with a thin layer of insulation it keeps going straight through the roof. Most Dublin semis and terraces built before the 1990s got 100 mm of mineral wool at best, and decades later it has flattened, been pushed aside by every plumber who went up there, and in places is missing altogether. Topping it up to 300 mm is one of the quickest ways to warm upstairs and cut the heating bill. Because we are roofers we check the roof above it too: insulating under a leaking roof or torn felt is money wasted.
What the job involves
We measure what is there, remove anything wet, compressed or full of debris, and lay new mineral wool between and then across the joists to reach 300 mm. The eaves stay ventilated with vent trays so the roof timbers do not sweat. The cold-water tank and pipes are lagged, because a well-insulated attic is colder and pipes can freeze. The hatch is insulated and draught-stripped, and walkway boards on raised supports go in where you need to reach the tank. Downlights and cables are handled properly rather than buried.
What affects the price
Every attic is priced after a free check. What moves it:
- Attic size: the floor area sets how much mineral wool goes in, so a detached house needs far more than a mid-terrace.
- What is there already: dry, flat insulation is topped up; anything wet, compressed or full of debris is bagged and removed first.
- Extras: vents where a roof has none, walkway boards, tank lagging and an insulated hatch are each priced separately.

The SEAI grant, if you qualify
SEAI offers grants for attic insulation in homes built before 2011. They are only paid when the work is done by a contractor on the SEAI register and the application is approved before work starts, and the amounts and rules change, so check seai.ie for the current position before you commit.
