Flat roofs on Dublin houses
Nearly every flat roof we see is on a rear kitchen extension, a garage, a porch, a dormer or a bay window, and most were covered in torch-on felt sometime between the 1970s and the 2000s. Felt does 15 to 20 years if it was laid well. After that the sun dries it out, the laps open, the grit washes off and blisters form. Water then sits in the low spots because the roof was never given enough fall, and the felt where it turns up the house wall cracks first. On older jobs the timber deck underneath has usually taken some water too.
Materials we use
- Torch-on felt: two or three layers of bitumen membrane, the lowest-cost option and still right for garages and sheds.
- EPDM rubber: a single sheet glued to the deck with almost no joints, suited to larger, simpler roofs.
- GRP fibreglass: resin and matting laid wet and finished with a topcoat, giving a seamless roof that takes foot traffic, rooflights and awkward edges well.
We install Laydex, Soprema and RoofTX systems, all of which carry 20-year manufacturer warranties when fitted to spec.
What affects the price
Every flat roof is priced after a free check. What moves it:
- Roof size: a porch is a morning; a full-width kitchen extension is a day or more.
- Material: torch-on felt, EPDM and GRP fibreglass have different lifespans and prices, and the ones that suit your roof are quoted side by side.
- Deck and falls: rotten decking is replaced, and a roof that ponds gets firrings or tapered insulation so it drains, each priced separately.
- Detail and height: outlets, rooflights and upstands add time, and a two-storey roof or dormer may need a tower, priced separately.
The price is agreed before any work starts, and there are no hidden charges.
How the free check works
We walk the roof, check how it drains, look at every upstand, outlet and joint, and go inside to see where the ceiling is marked. You get photos of what we find and your quote with repair and replacement side by side, so you can see whether another patch makes sense or whether the money is better spent on a new roof with a 20-year warranty behind it. No hidden charges either way.
