Who we work for
Oisin Roofing & Guttering looks after roofs on industrial units, retail units, offices, apartment blocks and mixed-use buildings across Dublin, Wicklow and Kildare, for owners, landlords, facilities managers and owners’ management companies. The work is a mix of emergency leaks, planned repairs and full replacements, and the common thread is that someone else’s business or home is under the roof, so the job is scheduled around them and photographed properly afterwards.
Flat roofs on commercial buildings
Most commercial roofs in Dublin are flat or low-pitch, and the failures are predictable: blocked outlets and ponding, torch-on felt blistering and splitting at the laps, EPDM seams lifting, and upstands cracking at parapets and plant bases. We repair in the same material where the roof has life left in it, and replace with EPDM, GRP fibreglass or a torch-on system when it does not, using Laydex, Soprema and RoofTX membranes that carry 20-year manufacturer warranties. Tapered insulation can create the falls the original roof never had, and outlets are upgraded so the roof actually drains. Larger roofs are done in sections so the building is never open overnight.
Apartment blocks and management companies
For an OMC the roof is usually the biggest single item in the sinking fund, and the decision on when to replace it needs evidence. We survey the roof, photograph every defect and list the faults in priority order with a budget figure against each, so the management agent can put a number in front of the directors rather than a guess. Common-area gutters, downpipes, flashings and rooflights are handled the same way, with before-and-after photos for the file.
Working around the building
Shops cannot close and tenants cannot move out, so we plan around the building: out-of-hours and weekend slots, phased sections, materials lifted at agreed times, and a clean site at the end of every shift. Our insurance details go on file before anyone goes on the roof.
What affects the price
Every commercial job is priced after a free survey. What moves it: the system and the roof area; how much deck and insulation has to come up; access and working height, from a tower to full scaffolding or a hoist on an apartment block; and any out-of-hours or phased working. The price is agreed before any work starts, and there are no hidden charges.
