What fascia and soffit do
The fascia is the board along the edge of the roof that the gutters are screwed to. The soffit is the board underneath it, closing the gap between the wall and the roof edge. Between them they keep rain, birds and wasps out of the roof space and let air in through vents so the attic does not sweat. On most Dublin houses built before the 1990s the boards are painted timber, and after 30 or 40 years of Irish weather they are soft at the ends, split along the grain and no longer hold a gutter bracket. Plenty of houses in Tallaght, Blanchardstown, Lucan and Swords have already been capped with a thin skin of uPVC over the old timber, which hides the rot without stopping it.
What the job involves
We take down the gutters, strip the old boards or capping, and cut out any rotten rafter ends or timber behind. New uPVC fascia and soffit boards go on with the proper fixings, with continuous soffit vents or over-fascia vents so the attic gets the airflow it needs, and bird comb along the tile edge. Because the gutters have to come down anyway, most people replace them at the same time, and we quote the whole eaves as one job. On a re-roof the eaves are already open and the scaffolding already up, so that is the easiest possible moment to do it.
What affects the price
Every eaves job is priced after a free check. What moves it:
- Length of eaves: a mid-terrace has a front and a back run; a detached house with hips has fascia on every side.
- How much has rotted: sound timber is quick to re-cover; rotten rafter ends are cut out and replaced first, priced separately.
- Gutters: they come down anyway, so the quote shows the job with and without new ones.
